Take-Offs & Estimates
Take-Offs and Estimates Priced From Your Own Price List
Most design services hand you a pretty picture and leave you to figure out what it costs to build. We do the opposite of that. Every +Design package ships with a full material take-off — quantities, SKUs, and line-item costs — priced against the price list you gave us at onboarding. Not RSMeans. Not a national average that's off by 30% in your market. Your suppliers, your labor rates, your numbers.
This is the piece that turns design from a marketing expense into a sales weapon. When the rendering and the estimate come from the same source, there is no gap between what the client approved and what you quoted. You present a beautiful room and a defensible number in the same meeting, and the number is already padded with your margin because it was built from your margin.
It also kills the slowest part of your sales cycle. Estimating a designed remodel normally means hours of counting tile, calling suppliers, and reconciling a designer's wish list against reality. We deliver that work done. Your estimator reviews and adjusts instead of building from zero — and your proposal goes out while your competitors are still measuring.

What's included
Built to close jobs, not win design awards.
Priced From Your Price List
At onboarding you hand us your material costs, labor rates, and markup structure. Every estimate we produce is computed from those numbers, so the total already reflects your real margin — not an industry guess.
Complete Quantity Take-Offs
Square footage of tile with waste factors, linear feet of cabinetry, counts of fixtures and hardware — every material in the design is quantified from the 3D model, not eyeballed from a sketch.
Design and Budget Never Diverge
Because the same team designs the room and prices it, we design to your target budget from the start. No falling in love with a scheme that blows the number by $25,000.
Sell-Ready Formatting
Estimates arrive branded and organized for presentation: client-facing summary up top, contractor-facing detail behind it. Hand over the summary, keep the cost breakdown for yourself.
Margin Protection Built In
Your markup lives inside the numbers we deliver, invisible to the client. If your list says 38% on materials, every line carries 38% — silently, consistently, on every project.
Fast Estimator Handoff
Line items export cleanly so your estimator or your software (Buildertrend, JobTread, spreadsheets — whatever you run) can ingest and adjust rather than rebuild.
How it runs
From intake to sell-ready.
Load Your Numbers Once
Send your price list, labor rates, and markup rules during onboarding. Update them whenever your suppliers change — we price from the current version.
Design Gets Quantified
As the design is finalized, we extract exact quantities for every material and product directly from the 3D model.
We Price Every Line
Quantities meet your price list. Materials, allowances, and labor assemblies are costed and marked up per your rules.
You Review and Adjust
Your team sanity-checks the estimate, tweaks anything job-specific — access issues, disposal, permits — and locks the number.
Present Design and Price Together
The client sees the rendering and the investment in one sitting. One meeting, one decision, no weeks-long gap for cold feet.
Questions
Before you ask.
Why does pricing from my own list matter so much?
Because generic cost databases are wrong in both directions. Price too low and you eat the difference; too high and you lose the job. An estimate built from your actual supplier costs and labor rates is the only number you can sign your name to without re-doing the math.
What if my price list doesn't cover something in the design?
We flag gaps rather than guess. Items outside your list come back marked with a sourced market price and a note, so your estimator makes the call. Over time your list grows and the gaps shrink.
How accurate are the quantities?
Quantities come off the same 3D model used for the renderings, with standard waste factors applied by material type. They're field-verifiable numbers meant for real ordering — most contractors report they're tighter than their own manual take-offs.
Do my clients see my costs and markup?
Never. You receive two layers: a clean client-facing summary with allowances and totals, and an internal breakdown showing costs, markup, and margin. What crosses the table is entirely your choice.
Can this replace my estimator?
It replaces the slowest 80% of the work — counting, sourcing, and first-pass pricing. Your estimator still owns the final number, site-specific conditions, and anything your list doesn't cover. Think of it as handing them a nearly finished estimate instead of a blank sheet.
