How the retainer math works in your world.

For builders, the retainer play shows up at the design center. Semi-custom buyers who want personalization beyond your standard tiers pay a $1,000 design deposit for a custom selections-and-rendering package, credited at contract. Buyers who invest in visualizing their specific home stop touring competing communities — the deposit converts a shopper into a committed buyer for less than your incentive budget spends on a fence sitter.

The recurring engine is bigger than any single buyer. Ten packages a month covers new plan visualizations, refreshed option renderings, community marketing imagery, and custom buyer packages — a full visualization pipeline for roughly $600 a package, versus the $2,000-5,000 per scene that rendering studios bill builders one-off.

One or two extra option packages sold per month — a single upgraded kitchen, one level-four flooring bump — covers the entire subscription. Everything after that is margin you weren't capturing.

Can you render from our construction drawings, or do you need finished homes?

Plans are enough. Send PDFs or CAD of your plan set plus your finish package specs and we model and render from those — which is the point: you can sell a home, and its upgrades, before it exists.

We sell the same plans repeatedly. Do we pay full price to re-render a finish swap?

No — that's where the model earns its keep. Once a plan is built in 3D, re-rendering it in another package or colorway is a fraction of the effort, so your library gets cheaper to expand with every plan we've already modeled.

Can renderings go in our marketing — website, listings, community signage?

Yes. Deliverables are yours outright, licensed for all your marketing uses, branded or unbranded as you need. Many builders' listing photos for pre-sales are our renderings; nothing identifies us.

How do you keep up as our vendor pricing changes?

Your cost data lives in your loaded price list, and updates take effect on every take-off after you send them. Most builders sync quarterly or when a major vendor reprices — a five-minute email, not a project.

We close dozens of homes a year. Is ten packages a month enough?

Usually, because the work concentrates: plan and package renderings are reusable across every sale of that plan, so ongoing volume is mostly new plans, refreshed options, and custom buyer packages. High-volume builders who outgrow one subscription add a second — we'll tell you honestly when the numbers say so.

What's the turnaround on a new plan visualization?

A new plan modeled and rendered in one finish package typically takes about two weeks; additional packages on that plan come faster. For a community launch, send the plan set early and we'll stage the library ahead of your grand opening.
